Listing Assistance Option

Some of the forms are confusing and can be intimidating with all the choices, blanks, etc. Should you need some help filling them out or taking pictures of your home we now offer the following option for the nominal fee of $250.
  • Make a trip to your property to set yard sign and key box (if ordered).

  • Complete the listing agreement with you.

  • Measure the room sizes.

  • Assist you in all aspects of the data input information sheets so they are complete and clear to all agents including highlighting your home’s best features.

  • Input the data into our computer for you.

  • Take at least 20 digital photographs of your property and upload the 10 best to MLS.

FLAT FEE PREMIUM UPGRADE OPTION

Finding a buyer is only half the battle in selling your property.  As much or more work is needed to get it closed.  We recommend our Premium Flat Fee Program to all sellers who are not experienced or comfortable in working with real estate agents, legal documents, mortgage lenders, title companies, inspectors, and all the other parties involved in the sale of a property.  This option can be helpful  because many realtors are not comfortable working directly with a seller in making offers.

This list actually simplifies many of the tasks required to get a home sold.  We do all this for a nominal fee of 1% of the Sales Price.  This is not on a per contract or per offer basis.  It is only paid at the successful closing and funding of the sale.  Please note that many properties receive multiple offers or have a contract fall through.

Our Premium Flat Fee Program includes everything in the $499 Flat Rate Listing plus the following:

We accept, review, and negotiate all your offers and get your property through from contract to close. 

  1. Providing necessary documents and preparing those documents with a buyer found by the seller.

  2. Taking and presenting any and all offers made by other real estate agents.

  3.  Advise the seller on the offers merits.

  4. Assist the seller and providing necessary documentation to make a counter offer.

  5. Receipting of any funds and the contract with the Title Company.

  6. Make sure any inspections and re-inspections are accomplished under the time frame called for in the contract.

  7. Negotiate any repairs requested by buyer during the inspection period.

  8. Follow up with buyer’s lender to make sure financing is progressing as needed.

  9. Work with Title Company to make sure property is closed within the time called for by the contract.

Virtual Tour - While a virtual tour is certainly an option you may choose to provide for your buyers, We feel it is an extremely important vehicle in driving traffic to your home. People LOVE to feel as if they are getting a home tour from the comfort of sitting in front of their own computer in their own home… It also could eliminate certain buyers from wasting your time if they saw something in the pictures that just did not work for them. You pay for this Tool on our site and we will have the photographer contact you directly to schedule your appointment. Many sellers use these professional pictures to create their Postlet flyer and to send the tour to family and friends!! The last home of mine I sold was purchased by someone from Austin who was being transferred here and saw the tour online!
