LIMITED SERVICE

Under this listing program, our company is providing limited representation services. As such, the seller is responsible for all showing arrangements with buyers and /or buyers agents, offering negotiations, escrow, settlement and closing. As is typical in the real estate industry, buyer-agents usually present their offers through the listing brokerage (our brokerage). Upon receipt of any offer on your property, we will notify you and deliver the offer to you by fax or email. We do not negotiate your offer. If would like our company to handle your offer negotiations, paperwork, escrow, settlement and closing details, you may choose our Premium Service Upgrade Option.

• Make a trip to your property to set yard sign and key box (if ordered).

• Complete the listing agreement with you.

• Measure the room sizes.

• Assist you in all aspects of the data input information sheets so they are complete and clear to all agents including highlighting your home’s best features.

• Input the data into our computer for you.

• Take at least 20 digital photographs of your property and upload the 10 best to MLS.

This list actually simplifies many of the tasks required to get a home sold.  We do all this for a nominal fee of 1% of the Sales Price.  This is not on a per contract or per offer basis.  It is only paid at the successful closing and funding of the sale.  Please note that many properties receive multiple offers or have a contract fall through.

Our Premium Flat Fee Program includes everything in the $499 Flat Rate Listing plus the following:

We accept, review, and negotiate all your offers and get your property through from contract to close. 

1.     Providing necessary documents and preparing those documents with a buyer found by the seller.

2.     Taking and presenting any and all offers made by other real estate agents.

3.     Advise the seller on the offers merits.

4.     Assist the seller and providing necessary documentation to make a counter offer.

5.     Receipting of any funds and the contract with the Title Company.

6.     Make sure any inspections and re-inspections are accomplished under the time frame called for in the contract.

7.     Negotiate any repairs requested by buyer during the inspection period.

8.     Follow up with buyer’s lender to make sure financing is progressing as needed.

9.     Work with Title Company to make sure property is closed within the time called for by the contract.
