Checklist for after GETTING
STARTED
Agent Detail Report - Shortly after
activation we will email an example of a report that agents
can print. As the MLS designed this report for agents, some
the language may be unfamiliar. Thank you for reviewing it for
accuracy of and notifying us via email of any errors.
Phone Number on Call Seller Rider - To enable drive-by
prospects to reach you more easily, you should place your
phone number on the Call Seller Rider of your sign. Most
sellers order the rider from our
Sellers
Tools area.
Keybox - If you ordered a keybox, thank you for letting
us know when it is installed so we can notify agents through
the MLS database.
Preliminary Title - One of the best ways to avoid
delays in the closing process is to review a preliminary title
report. Please contact our office for contact information of
title representatives who can provide a no-obligation report
that will include your clear legal description and reveal
liens or other circumstances that might hinder your ability to
transfer title to your buyer.
Changes in your Advertisement - For your protection,
all changes must be in writing, preferably by email to
Sales@ListTexasSmart.com. We will make changes within
1 business day.
Accepting an Offer - You are required to notify us of
changes in the status of your sale, as we must update the
NTREIS database within 24 hours. Listings stay in the
database in several categories. These include "Active",
"Active-Subject to Inspection", "Contingent" and "Pending".
Agents can see homes in the MLS in all of these categories.
"Active-Subject to Inspection" means an offer has been
mutually accepted, conditional on a satisfactory inspection.
"Contingent" means an offer has been mutually accepted,
conditional on the buyer accepting an offer on their other
house. ListSmartTexas.com also advertises homes that are
"subject to inspection" and "contingent", as do most real
estate websites.
"Pending" means an offer has been mutually accepted and does
not fit into one of the two categories above, and by NTREIS
rules a property with a pending sale is not considered
available for sale. However, if a sale fails we can change the
status back to Active and agents will see the change
immediately.
Agents cannot see the details of the sale until the sale
closes, but thank you for providing us with the information
that we are required to disclose. (1) The name (if any) of the
buyer's agent; (2) The sales price; (3) The closing date; (4)
The date the offer was mutually accepted.
Closing the Sale - Real Estate Brokers are not
permitted to give legal advice. If you need legal assistance
contact the attorney of your choice.
We generally recommend that sellers retain the sign and keybox
until the sale closes. You can return the keybox at any time,
but always within 5 days of closing. Thank you for notifying
us when the sale closes so we can update the MLS database.
